What's On in Lakewood Ranch, Florida
Lakewood Ranch, Florida is such a wonderful place to live, work and play; we love living here in Lakewood Ranch, Florida. Everyone is amazingly friendly and there is always something happening; we have never been stuck for things to do.
Main Street in Lakewood Ranch always have fun-family events that our children love to go to. Music on Main (First Friday) is always a popular one with both children and adults. There is live music and a DJ and lots of lovely food, you can grab something on the go or choose from the many restaurants that Main Street offers. Guests can bring chairs and dogs on a short leash. But coolers are to be left behind.
On September 21st, 2013 there is going to be the 5th annual BBQ cook-off on Lakewood Ranch Main Street; who will win the trophy this year? The restaurants are competing in this cook-off to see who wins. Tasting times are from 6:00-8:00 pm so get down there and sample some amazing BBQ food.

Big Builders Move into Lakewood Ranch
Lakewood Ranch welcomes national home builders alongside local favorites such as Lee Wetherington Homes, Todd Johnston Homes, Anchor Builders and John Cannon Homes.
Lennar broker ground last week at Bridgewater community, and Lakewood Ranch now has three of the top 14 national home builders by closings, according to Builder Magazine.
The others are: Taylor Morrison (No. 14), at Esplanade Golf & Country Club and Haddington in Country Club East; D.R. Horton (No. 1) in Greenbrook Village.
“Lakewood Ranch is a place that we wanted to be for a long time,” said Matt Devereaux, Lennar’s vice president of sales for Southwest Florida. “It is not just a place to sleep and shower. It is a lifestyle — schools, shopping, restaurants, entertainment."
Lakewood Ranch’s builders includes Anchor Builders, Cardel Homes, Homes by Towne, John Neal Homes, Lennar, No. 64 Neal Communities, Nutter Custom Construction, Todd Johnston Homes, Arthur Rutenberg/Nelson Homes, John Cannon Homes, Lee Wetherington Homes, London Bay Homes, Neal Signature Homes, Taylor Morrison and Westwater Construction, and D.R Horton in a limited capacity. Horton is building about a dozen houses on foreclosed lots it bought from banks in Greenbrook Village.
Rex Jensen, president and CEO of Schroeder-Manatee Ranch, Lakewood Ranch’s parent, said the addition of big national builders to his lineup is “a function of the market. These are the strong guys in today’s world."
“And it’s also the fact that Lakewood Ranch has gained some credibility and some critical mass that makes companies like that very interested,” Jensen added. “We are a proven product. They as companies want to be part of it and we are happy to have them.”
Mike Storey, a Neal Communities executive, doesn’t see Lennar as competing for Neal buyers, but welcomes the big boys. “When national builders are willing to reinvest in the market, it shows confidence in the overall marketplace.”

The Mall at University Town Center
The Mall at University Town Center near Sarasota is starting to take shape, as construction ramps up and becomes visible to passers-by. Excitement is growing with locals at what is projected to be a huge direct and indirect investment in this area of the Gulf Coast of Florida.
The new mall is going to be the next big retail development in western Florida. Taubman, in conjunction with Benderson Development is developing the 880,000 square foot, two-level enclosed regional shopping center, opening in October, 2014.
With Saks Fifth Avenue, Macy’s and Dillard’s committed to the mall, it is located at I-75 and University Parkway near Lakewood Ranch, which is the most densely traveled interchange in the area.
Robert Taubman, chairman, president and CEO of Taubman Centers says it "will be one of the premier shopping destinations on the west coast of Florida, and it will be the preferred shopping destination in the Sarasota region for locals and visitors alike."

A good first impression is important in real estate. Online appeal gets buyers to view the home in person, and curb appeal gets them in the door.
With 90 percent of buyers looking for homes online, listing photos are crucial and should not be blurred or distorted, taken at the wrong time of day, or overly focused on furniture or other items.
When it comes to curb appeal, here are some suggestions for sellers:

5. Make an offer
When searching for your dream home, you were just that – a dreamer. Now that you’re writing an offer, you need to be a businessperson. You need to approach this process with a cool head and a realistic perspective of your market. The three basic components of an offer are price, terms, and contingencies.
Price – the right price to offer must fairly reflect the true market value of the home you want to buy. Our market research will guide this decision.
Terms – the other financial and timing factors that will be included in the offer. Terms fall under six basic categories in a real estate offer:
- Schedule – a schedule of events that has to happen before closing
- Conveyances – the items that stay with the house when the sellers leave
- Commission – the real estate commission or fee, for both the agent who works with the seller and the agents who works with the buyer
- Closing costs – it’s standard for buyers to pay their closing costs, but if you want to roll the costs into the loan, you need to write that into the contract
- Home warranty – this covers repairs or replacement of appliances and major systems. You may ask the seller to pay for this
- Earnest money – this protects the sellers from the possibility of your unexpectedly pulling of the deal and makes a statement about the seriousness of your offer
6. Perform due diligence
Unlike most major purchases, once you buy a home, you can’t return it if something breaks or doesn’t quite work like it’s supposed to. That’s why home owner’s insurance and property inspections are so important.
A home owner’s insurance policy protects you in two ways:
- Against loss or damage to the property itself
- Liability in case someone sustains an injury while on your property
The property inspection should expose the secret issues a home might hide so you know exactly what you’re getting into before you sign your closing papers. Your major concern is structural damage. Don’t sweat the small stuff. Things that are easily fixed can be overlooked. If you have a big problem show up in your inspection report, you should bring in a specialist. If the worst-case scenario turns out to be true, you might want to walk away from the purchase.
7. Close
The final stage of the home buying process is the lender’s confirmation of the home’s value and legal statute, and your continued credit-worthiness. This entails a survey, appraisal, title search, and a final check of your credit and finance. Your agent will keep you posted on how each if progressing, but your work is pretty much done.
